Despite having completed all legal and administrative procedures and fulfilling their financial obligations, these families find themselves in a state of uncertainty.

In this context, the affected residents of the "Atlas 2 (E26)" project, managed by the Al Omrane Group, have announced a new protest program to express their dissatisfaction with the continued delays in obtaining occupancy permits. They assert that the project has met all legal requirements and received necessary approvals, yet the permits remain unissued. This follows promises made during a protest held on May 6, 2026, where assurances were given for the delivery of apartments by June of the same year.

Residents emphasize that the ongoing delays have led to significant financial and social losses, placing hundreds of families in precarious situations. They have adhered to all their contractual obligations but have yet to benefit from their new homes.

In a bid to escalate their demands, the protesters revealed plans to organize a series of peaceful demonstrations, supported by local and national human rights organizations. They stress their commitment to engaging in responsible dialogue to find a swift resolution to the crisis while retaining their right to pursue various legal and protest actions, including open sit-ins if the delays continue.

The affected individuals are calling for an expedited issuance of the occupancy permits, urging authorities to allow all beneficiaries to receive their apartments without further postponement. They contend that the current situation exacerbates their suffering and jeopardizes their social stability.

This issue is not isolated to the "Atlas 2" project; in recent years, Marrakech has seen an uptick in the number of real estate developments facing delivery delays or various irregularities, leading to widespread dissatisfaction among buyers. Among the notable projects affected is the "Ghali" project, where hundreds of beneficiaries have been waiting for resolution for years. Other problematic projects include "Basatin Al-Waha" and several others, turning what was once a hopeful journey toward homeownership into a prolonged dispute marked by delays and unresolved issues.

These ongoing grievances raise critical questions about the state of the real estate sector in Marrakech and the effectiveness of monitoring mechanisms for housing projects. With recurrent complaints from citizens about delivery delays, there are increasing calls for intervention from relevant authorities to enforce contractual obligations, protect buyer rights, and ensure that such crises, which infringe on citizens' right to housing, do not recur.
