According to recent reports, Marrakech has emerged as a premier destination for footballers seeking not only leisure but also profitable ventures. A notable padel tournament held in early June attracted several high-profile players, including Samir Nasri, Mamadou Niang, and Robert Pires, marking the city as a central point for sports and socializing. The popularity of padel has skyrocketed in Marrakech, drawing not just former Ligue 1 players but also current stars like Younès Belhanda and Youssef El-Arabi, who frequently grace the courts. El-Arabi has even launched a five-a-side football complex near the grand stadium, further solidifying the city’s status as a sports enclave.

The Real Estate Boom: A New Frontier

For Benatia, the allure of Marrakech lies in its accessibility compared to other luxury destinations like Dubai, offering a secure environment for investment, provided one adheres to legalities involving notaries and contracts.

As the city expands, areas previously overshadowed by the iconic Palmeraie are now thriving. Neighborhoods such as Hivernage, Guéliz, and the routes to Tahnaout and Amizmiz are witnessing a boom in residential and commercial projects. Players like Amine Harit and members of Benatia's team are actively participating in this growing trend, driving a significant demand for real estate.

However, this influx of investment has had a tangible impact on property prices. In Guéliz, the cost per square meter has surged to between €2,800 and €3,000, nearly double the rates prior to the COVID-19 pandemic. Furthermore, the value of titled land accessible to non-Moroccans has skyrocketed, with prices soaring from €45,000 per hectare in 2023 to as high as €180,000 today, particularly for plots with paved access. This phenomenon underscores Marrakech's dual identity as both a leisure destination and a lucrative investment opportunity for footballers and other affluent buyers alike.
