In recent years, Moroccan nationals have established themselves as a significant force in Spain’s real estate sector, currently ranking as the second-largest group of foreign property buyers. They account for an impressive 7.7% of all foreign home purchases in Spain, closely following British buyers, who lead the market with 7.8%. This data, highlighted by La Razon, underscores the increasing influence of Moroccan demand within the Spanish housing landscape, particularly evident in the second half of 2025 when Moroccan purchasers executed a remarkable 5,154 transactions, nearly rivaling the 5,178 transactions recorded by their British counterparts. Collectively, foreign buyers represented over 18% of property transactions during this period.

Moroccan investors have demonstrated a pronounced presence in various regions of Spain, especially in Murcia, Navarra, Aragon, and La Rioja. Notably, in La Rioja, Moroccans emerged as the leading foreign buyers, representing 25.8% of real estate transactions in that area. The pricing dynamics further illustrate the Moroccan buyers' purchasing behavior, with an average expenditure of approximately €768 per square meter, which is significantly lower than the €2,479 per square meter average spent by foreign buyers overall. In stark contrast, buyers from countries such as Sweden, Germany, and the United States tend to invest over €3,500 per square meter, focusing on high-end coastal or urban properties.

Growing Moroccan Community in Spain

Beyond their active participation in the real estate market, the Moroccan community in Spain has a deeply entrenched presence characterized by a long-term settlement trend. Recent statistics reveal that Moroccans represent around 25% of all foreigners who have been granted residence permits in Spain, illustrating the size and significance of this immigrant community. According to data from Spain's State Secretariat for Migration, a total of 862,190 Moroccan nationals held valid residence permits in Spain, positioning them ahead of other sizable communities, including Ukrainians, Colombians, Chinese, and Venezuelans. These groups collectively account for more than half of the foreign resident population in Spain, which reached an impressive 3.49 million permit holders by the close of 2025.
