The real estate landscape in Casablanca is witnessing an uneven recovery, with notable disparities in various sectors. Office sales have surged by an impressive 48.7%, and land transactions have increased by 41.4%. However, the apartment market continues to experience a downturn, with a decline of 3.1%. Overall, the market has only progressed by a modest 4.4% during this period.
This cautious rebound in the economic capital follows a significant drop of 37.8% in transactions during the first quarter. According to the latest Property Asset Price Index published by Bank Al-Maghrib and ANCFCC, real estate transactions from April to June 2026 rose by 4.4%, which is considerably lower than the national average increase of 11%.
Despite this uptick, the recovery remains insufficient to bridge the gap created by earlier declines; the total number of sales is still approximately 35% below the figures recorded at the end of 2025.
The residential sector continues to be the primary weak point within the real estate market. Although there has been a slight increase in prices by 0.7%, residential transactions have decreased by 2.2%. Notably, apartments, which constitute the bulk of the market, have seen a 3.1% decline in sales, even as their prices have edged up by 0.7%.
In contrast, sales of houses and villas are showing a significant recovery. House transactions climbed by 24.8%, despite a 1.9% decline in prices. Villas experienced an even more remarkable increase, with sales soaring by 33.8% alongside a 3.3% rise in prices.
Commercial Real Estate Revives the Market
The genuine recovery appears to be occurring outside the residential sector. Urban land sales have surged by 41.4% over three months, with prices increasing by 1.8%. The commercial real estate market has also recorded an additional 29.7% in transactions, despite an average price drop of 1.2%. Offices in particular have seen a phenomenal surge in sales by 48.7%, accompanied by a 3.3% increase in prices. Furthermore, commercial premises have gained 24.3% in volume, even as their prices fell by 1.7%.
In summary, property prices in Casablanca have only increased by a mere 0.5%. The city is indeed returning to a growth trajectory, but it is evident that the driving forces behind this recovery have shifted. Unlike the previous years when apartments were the main contributors to market activity, it is now the land, offices, and commercial spaces that are spearheading the resurgence in Casablanca’s real estate sector.
