Real Estate Price Disparities in Major Moroccan Cities
The real estate market in Morocco showcases significant price disparities, particularly in its three major cities: Casablanca, Rabat, and Marrakech. An apartment in the luxurious Marina area of Casablanca commands a staggering price of 4,480,000 dirhams, while in the more modest Hay Arrahma neighborhood, the same type of apartment can be acquired for just 390,000 dirhams, illustrating a shocking price ratio of 1 to 11. In stark contrast, a villa in Ain Diab is priced at 23,600,000 dirhams, whereas a villa in Polo, another neighborhood in Casablanca, is available for 8,550,000 dirhams, reflecting a ratio of 1 to 3. This data comes from the inaugural Agenz Property Price Barometer, a Moroccan platform that meticulously details the real estate landscape across different neighborhoods, highlighting the multi-speed dynamics of the market. The aim of this initiative is to enhance transparency and understanding of Morocco's real estate sector, as the market undergoes significant reconfiguration, as noted by the Bank Al-Maghrib's Index of Property Asset Prices (IPAI).
Market Insights: Casablanca, Rabat, and Marrakech
Casablanca, as the economic capital, exhibits the most remarkable price variations. The average price per square meter for apartments in Casablanca stands at 12,912 dirhams, with an average sale price of 1,580,000 dirhams. However, this average conceals varying realities that the barometer thoroughly examines. At the high end, the Marina commands a staggering 33,380 dirhams per square meter, followed by Val d’Anfa at 24,877 dirhams per square meter and El Manar–El Hank at 24,605 dirhams per square meter. In contrast, neighborhoods such as Hay Arrahma offer apartments for just 6,326 dirhams per square meter, and an average apartment in that area sells for 390,000 dirhams. The barometer clearly delineates the segmentation familiar to professionals: prime neighborhoods like Marina, Anfa, and Casablanca Finance City are juxtaposed with more accessible areas such as Hay Hassani and Sidi Moumen, where entry prices remain below 10,000 dirhams per square meter.
Rabat, the capital, is recognized as the most expensive yet stable market in the country, with an average price of 18,970 dirhams per square meter and an average apartment price of 2,940,000 dirhams. The Administrative Quarter leads the way with a notable 25,046 dirhams per square meter, followed by Haut-Agdal and Hay Riad. The disparities between premium and more affordable neighborhoods are less pronounced compared to Casablanca. In Marrakech, the average price for apartments is 15,840 dirhams per square meter, with areas like Prestigia reflecting the highest prices at 27,320 dirhams per square meter. However, the market for villas in Marrakech presents the most substantial contrasts, with an average villa price of 6,950,000 dirhams, which is the lowest among the three cities, highlighting the extreme diversity within the Marrakech real estate landscape.
