Significant Growth in Crowdfunding for Housing Finance
According to a recent report by Bank Al-Maghrib, the sector of crowdfunding dedicated to housing has experienced remarkable growth, reaching an impressive total of 31.5 billion dirhams by the end of June 2026, up from 27 billion dirhams just a year earlier. This growth signifies a substantial annual increase of 16.7%, highlighting the increasing acceptance and utilization of alternative financing methods in the Moroccan housing market.
The report reveals that during the first quarter of 2026, banks noted a relaxation in lending criteria, which facilitated access to loans for both housing and consumer purposes. This shift indicates a strategic move by financial institutions to stimulate lending and cater to the evolving needs of the population seeking housing financing. However, it is also important to note that there has been a slight decline in demand for housing loans, while the demand for consumer loans has remained stable.
When examining the interest rates applied to new loans, the report indicates that these rates have stabilized during the second quarter of 2026. Specifically, the interest rate for housing loans stood at 4.53%, while consumer loans were at 6.81%. This stabilization may provide a sense of predictability for borrowers and help in decision-making processes regarding financing options.
Overall, the upward trend in crowdfunding for housing, particularly through mechanisms like real estate profit-sharing, illustrates a growing trend towards more inclusive financial solutions in Morocco. As this sector continues to develop, it is expected that innovative financing structures will emerge, catering to a broader range of needs within the housing market.
