Remarkable Recovery in Rabat's Real Estate Transactions
In a remarkable turnaround, the real estate market in Rabat has experienced a significant recovery, with transactions surging by an impressive 61.2% during the second quarter of 2026. This rebound follows a staggering decline of 55.4% in the first quarter, indicating a dynamic shift in buyer sentiment and market activity. According to recent data from Bank Al-Maghrib and the ANCFCC, the number of real estate transactions between April and June has notably increased, marking a substantial improvement in the sector.
Despite this bounce back, the overall activity remains approximately 28% lower than at the end of 2025, signifying that while the market is recovering, it has yet to reach pre-decline levels. The residential sector has particularly benefitted from this resurgence, with residential transactions escalating by 60.5%. Sales of apartments have seen a remarkable jump of 62.5%, accompanied by a price increase of 1.9%. Additionally, sales of houses have risen by 50% with prices climbing by 6.9%, and villa transactions have also grown by 45.5%, with only a slight price increase of 0.6%.
Commercial Properties Show Strong Recovery
The commercial real estate sector has demonstrated the most pronounced recovery, with transactions soaring by 83.9% over the three-month period. Specifically, sales of commercial properties surged by 77.8%, and prices rose by 5.6%. In contrast, the land sector has shown a different trend, where sales of urban land have rebounded by 50%, yet prices have decreased by 3.4%. This decline in pricing follows a previous quarter where land prices had increased by 9.5%, despite a reduction in sales by 28.3%.
With a collective transaction increase of 61.2%, Rabat stands out as the city with the highest growth among major urban centers in Morocco. This revitalization starkly contrasts the stagnation of the Moroccan real estate market observed in the first quarter of 2026. While the market is showing signs of life, it is essential to note that the sales volumes in Rabat have not yet returned to the robust levels seen at the end of 2025.
