The Marrakech Court of First Instance held a marathon session on Monday, April 20, 2026, during which the discussions were concluded on one of the most intricate real estate and investment fraud cases in the Red City, known in the media as the "Medical City" case in Agdal. The court has decided to deliberate on the case and deliver a final ruling in the session scheduled for May 4, which will adjudicate the serious charges against the implicated real estate developers.

The defendants are currently out on bail under judicial supervision, facing charges of fraud, forgery of official documents, mismanagement of shared funds, and misuse of corporate assets. The roots of this case trace back to 2019, when an investment scandal erupted following official complaints from international investors, including a French doctor and the director of an Emirati marketing company, who accused the Moroccan party of sidestepping a comprehensive "medical village" project and converting it into a "housing project" for quick profits, contrary to the terms of the project specifications.

This decisive session comes after a nearly seven-year judicial journey, which has seen the issuance of four preliminary rulings for conducting detailed financial and technical expertise. Investigations revealed manipulations in the project's designs, where residential apartments were sold "off-plan" (VEFA) to private clients for amounts ranging between 250,000 and 300,000 dirhams, despite the land being originally designated for a non-divisible medical tourism project as per the specifications signed with state properties.

With May 4 set as the date for a resolution, investment and legal circles in Marrakech are keenly awaiting the court's ruling on a case that has not only harmed foreign investors but has also tarnished the reputation of investment in the region. It is worth noting that the project was supposed to enhance healthcare offerings with nearly 5,000 beds and contribute significantly to attracting therapeutic tourism flows, only to devolve into a legal dispute that has disrupted the developmental trajectory of this vital facility.
